1250 RENÉ-LÉVESQUE W

Developed in 1990 by IBM Marathon, the tower at 1250 René-Lévesque West stands out as one of the most elegant buildings of its time. Since its construction, COHÉSIO has maintained a continuous presence, becoming involved as early as the building’s initial delivery.

Following Oxford’s acquisition of the tower in 1996, COHÉSIO was appointed base building architect, marking the beginning of a long-term relationship. Over the years, the firm has supported the building’s evolution through a series of strategic interventions, ensuring consistency in its transformation. This involvement builds on earlier work, as COHÉSIO collaborated with Moureaux-Hauspy Design until 2006 on several initial tenant fit-outs for major law firms, contributing to the building’s interior architectural identity.

Among the most significant interventions is the development and transformation of a major data center, now known as Cologix MTL-3, initiated in 2008 and carried out over several years. The firm also completed numerous office fit-outs for major tenants, including projects for Bank of America, Spencer Stuart, MFS and Yellow Pages between 2011 and 2018.

Between 2013 and 2016, COHÉSIO participated in a major program to fully replace mechanical and electrical infrastructure, including cooling towers, generators, tanks and boilers. These upgrades ensured the building’s technical performance and long-term durability. During this period, the firm also acted as reviewer for tenant fit-outs, maintaining overall coherence and quality across interventions.

When BGO became the building owner in 2019, COHÉSIO continued its involvement, including the fit-out of a fitness facility in 2022 representing a $3.5 million investment, as well as the redevelopment of the forecourts along René-Lévesque Boulevard in 2024. The firm also developed a water management master plan in compliance with municipal regulations and led renovation projects for common areas within tenant floors.
